First, is our *Lease Option* program that enables the homeowner to do several things to benefit them. This simply means that the seller agrees to take a small down payment on their property and the balance to be collected in monthly installments. In other words, the seller now has the security of a first lien position on the property if there is no other financing in place. Many sellers simply prefer collecting payments rather than being saddled with the responsibility of homeownership, taxes, insurance and maintenance.

This benefits the seller in several ways: no real estate taxes to pay; no water, sewage or sanitation bills to pay; no liability issues for “accidents” that may occur on the property such as, slips and falls of passersby and being sued for their pain and suffering; no premiums to pay for homeowner’s insurance; no upkeep or maintenance requirements for the property; just a safe and secure debt instrument (mortgage) collateralize by real estate. Having your money backed by real estate is the safest investment you could ever have. You simply sit back and collect the monthly payments with interest, just like the banks do!

We also offer an *Option Program* for homeowners. The way this works is that after agreeing on a sales price with the seller, we then proceed to aggressively market the property on our own time and at our expense to get it sold. The benefit to the seller is that, unlike with realtors, there is no listing agreement to be tied to. You have complete freedom to do as you wish and continue selling the property. We do not take the property off the market.

The homeowner is free to continue selling the property on their own if they wish, or, do nothing at all and allow us to do all the work! Our agreement with the homeowner states that if the homeowner sells the property before we get it sold, we simply go away. You owe us nothing! You Win!
